Years ago my mom quit claimed me a lot next to their house in hopes that I would build on it. Now she is in need of selling her house and I feel she would have an easier time selling it with the lot.Because of traffic it is impossible to get out of her driveway without the side lot to turn around in. Her house is in a trust and I would like to quit claim the lot in her trust. How do I go about it and is there any rules on how long a she has to hold onto the property before selling it?

Welcome Cbinnz,

I don't think there are any ruels as such regarding how long a person has to hold title prior to selling property. But if you wish to quitclaim the lot into the trust, then you may use a warranty deed.

Hi Cbinnz.

Welcome to the forum.

You can simply use a quitclaim deed or a grant deed. If this is a mortgaged property then you cannot even use a grant deed or a warranty deed. In that case you will only have to use a quitclaim deed as quitclaim deed doesn't assures that the title is free from any lien.

you can use a quit claim to trust, but i don't know if there is a time limit for selling house.
