A quitclaim deed will not be considered as valid if it is not recorded at the county recorder's office.

The requirements for validity of a deed vary among states. Generally, a deed is valid if it is in writing, signed, notarized, and delivered to the grantee. Filing a deed does not affect its validity. The purpose of filing is to give notice to others of the transfer. It is also used to determine title where there are multiple transfers. It is routine to file deeds for this reason.
