How do I have a attorney write up the papers so that I can quit deed the house to my husband with the intention that he will have to refinance the house in his name in 1 year or sell the house?

You will have to contact a real estate attorney and he will help you in drafting the quitclaim deed for you. If you're getting a divorce, then your divorce decree can state the clause that your partner will have to refinance the loan within 1 year or sell off the property in order to release you from liabilities.
