Verbage in a Quit Claim?

am thinking of signing a Quit Calim to my ex-husband to release myself from the property. I realize that I would still be responsible for the mortgage but he is military and I believe he will make the payments, however, is there verbage that can be included in the Quit Claim to have property revert back to myself if he gets behinds in the payments.

Definitely sounds like consulting an attorney would be the best way to go here. You might be able to take advantage of a military attorney. To locate a local military legal assistance office can follow this link

That would probably need to be in a seperate agreement as, to the best of my knowledge, there's no way to set a provision like that with a quit claim. It's best you talk to an attorney for it to be doen properly. Good luck.

Do not sign a quitclaim deed if you are still on the mortgage!

Do a refi in his name only and then quitclaim as part of the transaction to get your name off the mortgage and title.
