Hi...I am trying to change a clients maiden name to her married name on a grant deed...not sure how the wording should go?

Hi Tannia!

Welcome to forums!

Your client needs to file a new grant deed wherein she needs to write her maiden name as the grantor of the property and the married name as the grantee to the property. This will help her in transferring her property in her married name.

my parents own there home and want to change ownership 50% to one brother and another 50% to my other brother. they want to give it has a gift what form do i need to file out?

My mom died with out a will, and we live in her house, the house needs to be sold. We live in the state of New Jersey, what type of deed, if any needs to be filed so that the house can be placed in our names so that the house can be sold.

Your parents need to sign a quit claim deed and transfer the property to your brothers.

Hi Julian,

As your mother is deceased, you'll have to transfer the property in your name by filing an affidavit of heirship at the county recorder's office. Once the property is transferred in your name, you will be able to sell it off.

My dad is dying. The title to his home is only in his name. His home is being left to my brother, sister and myself as stipulated in his will. What is the process of getting at least my brothers name on the deed while my dad is still alive? Will adding at least one of our names to the deed avoid probate?

Your son will have to refinance the mortgage in his name in order to remove his wife from the mortgage docs.

Hi julia,

You'll have to sign a quit claim deed wherein your old name will be mentioned as the grantor whereas your new name will be mentioned as the grantee to the property deed. Once you do so and record the deed at the county recorder's office, your new name will be mentioned in the deed.

My husband passed away - he left a will which I had probated. It was filed
with the county recorder's office. However, I am still unale to get my name on the deed and my late husband's removed.

As you've probated the will and filed it at the county recorder's office, I would suggest you to contact an attorney and take his opinion in this matter. He will help you in transferring the property in your name.

my father died in a house fire nothing left except the land; i need to know how to transfer my name to the deed it's all paid for an i have the arriginal deed, just need to know what to do and what form to fill out so i can file it with the recorders office, and there is no will
