Your father can use a quitclaim deed to transfer the property to you. But is there any mortgage on the property then your father needs take confirmation from the lender before he sign the deed.
Welcome to the forum. You may refinance the mortgage and turn it on your company's name but for that reason you will have to talk with the mortgage company. If the present mortgage company doesn't approve you to refinance the mortgage on the company's name then you can shop for other lenders.

Welcome to our community forums.
You can file an Affidavit of heirship in order to remove your deceased mother's name from the deed. The affidavit should be recorded at the County Recorder's office. Know what Heirship Affidavit is all about.

I own a home with my 4 siblings. We'd like to take one name off of the deed. We live in the state of California and the mortgage is paid off. How do we do this?
A quitclaim deed will help you in removing the name from the deed. Once you do that notarize and file the deed.

I AM SCHEDULED TO DEPLOY TO IRAQ IN TWO MONTHS...I WANT TO GIVE MY HOME TO MY SON BEFORE I LEAVE. I WANT TO TURN ALL OWNERSHIP TO HIM WHILE I CONTINUE TO PAY THE MORTGAGE....PLEASE HELP
If you wish to transfer property to your son, you can use a grant deed and sign it over to him. But prior to the transfer, check out the loan doc as to if the transfer would incur any penalty or whether the lender would call the loan due upon any change in the title.

The deed to my house has my prior name on it. I would like to update it and get my present legal name on my house deed. I am assuming I should do this before attempting to sell the house.....Am in Ohio.
You can use a quitclaim deed in order to update your name. When you are filling out the quitclaim deed form, you should write your prior name in place of grantor and the present legal name in place of grantee. Once you do this, you will have to notarize and record the deed at the county recorder's office. Check out the following link for sample quitclaim deed forms:

Once the deed is recorded, you can list the property in the market for selling it.

How do we go about getting my name and my mom's name on our home and some property we own. My dad has a will stating it goes to my mom and I. How do we go about getting it switched over?
As your dad has left a will, that will needs to be probated. Once the probate is complete, you need to file that will at the county recorder's office and get the property transferred in your name and your mother's name.
