First party and second party on quick claim deed

I'm listed as the first party. I'm the daughter. The four grandchildren are listed as second party. What on earth does this mean?

Hi Linda,

Welcome to the forum.

Generally the first party means the grantor and the second party means the grantee who is getting the property. But if you were the grantor then you should have known that. But here in your case it may be that you will have the first claim on the property as you are listed as first party and the four grand children may have claim after you as they are listed as second party. But you should definitely confirm it with an attorney.

my sister has a deed her name is on the first party section my name is on the second party hers is also on the second party. what does this mean to me as the second party.

Though your name is mentioned as the second party, you will be considered as one of the owners of the property and will have equal rights like that of your sister.
