How to transfer house to LLC

I have house in NC. And am creating LLC in nevada. Once LLC is created, how do I transfer title over to LLC which my son will be executor/manager? I guess I need an attorney who should know how to do so? But we want the title to be in LLC name with eventually my son being sole member/beneficiary of title. Are you familiar with process of steps to do this? thanks

Hi Tom,

To transfer the house title into LLC, you can make a quit claim deed. On the deed you will be named as grantor and LLC as grantee. After the deed is recorded house title will be transferred in the name of LLC.

Thanks for your reply. I guess no signing from any office/manager from the LLC to the quit claim as the grantor, me, is the only one necessary to sign? Is that correct? (the grantee only need to be named, not signed?)

Also, quit claim seems pretty simple document - do you still recommend an attorney? If so, why? What can go wrong?

You are right that quit claim deed is a simple document but you must still consult an attorney to be sure that home does get transferred into name of the LLC you are forming.

There can be legal aspects to filing the deed which you might not be aware of and it would be better to spend some money instead of doing something wrong which will not transfer the title into LLC.

Hi Tom,

To transfer property title from your name to the LLC's name, you need file a Quitclaim Deed (which simply transfers the title) with the office of the County Recorder, assigning your name as the grantor and the LLC's name as the grantee.

And it is better to use a lawyer for the property transfer to ensure that it is done properly and that the title is actually transferred.
