| Can a grantor quitclaim a deed that still has a mortage attached to it? And if so, how can that be reversed? |

Hi Joseph,
Welcome to the forum.
A quitclaim deed is a type of deed which is used to transfer property even if there is any lien against it. So, there is no problem if a grantor quitclaim over a property with a loan attached to it.
But once the deed is transferred by using a quitclaim deed, it is very difficult to reverse the deed. For that, you may need the help of a lawyer. |

He can quit claim the house but the lender might ask the new owner to refinance the mortgage in his name or the loan be paid off.
