i am a broker in Atlanta that is looking for investors that offer cash-out to my investors 65 to 70% LTV with NO seasoning. i have lost 3 of my largest investors to the 6 month rule and some are now 12 months.
any help would be great.

You're searching for private money or hard money lenders. Just do internet searches for those types of lenders in you're area.

Do a Google search and you would get to know the lenders who can offer no seasoning loans.
