I want to consolidate and refinance my loans to lower rates. Will I be able to combine my loans from 2 properties and refinance them?

You will not be able to combine two loans from two different properties into one. You can always combine two loans on the same property into one.

Having one loan on two or more properties is possible and is called a blanket loan.
They are commercial loans, not residential 1 to 4 family loans.
Contact local mortgage brokers and ask if they do blanket loans. Once you find out the terms if any are possible, you decide if it makes sense.
