How can a married person refinance with no-cosign in common property state?

I bought a house before getting Married 2 1/2 years ago. My name is the only name on the title, my name is the only name on the mortgage.
I want to refinance. My credit is pretty good aprox 770. My husbands is very bad <600.
To make things more complicated for me, we live in Wisconsin.
My husband is fine with staying off the deed and mortgage.
Please give me some advice on how to proceed..

Hi kmw,

You can refinance the loan in your name. It is not necessary for your husband to be a cosigner on the loan. If you have good credit and income, there is no need for your husband to co-sign on the loan. However, though he is not a co-signer on the loan, his debts will be taken into account while calculating your debt-to-income ratio. His name does not necessarily have to be on the title, because being in a community property state, he has got an ownership right to the property.
