My mother has a mortgage in her name, i am the cosigner. I need to get my name off of it because it is effecting my credit score, and i can't purchase a house with my husband, how do i go about doing this?

If you are a cosigner on a mortgage you cannot be taken off the loan unless the loan is satisfied ( refinanced, paid off, property sold )
The reason you were a cosigner in the first place was likely because it was assumed by the lender that you would share the debtload on this loan with your mother.
