I tried Lending Tree you have to refinance for $100,000 or more, my home is worth approximately $65,000 and I owe about 17,000 on it, my credit is fair, discharged chap 13 bankruptcy 2007, and I have restablished my credit .

If you are tryign to refinance $17000, it is too low. Most of the lenders will not agree for it, becuse the cost associated with processign a loan is too high.

If you only owe $17,000 you would be better off just paying a little extra on the principal each month to pay off the mortgage earlier, as any mortgage would not be worth the costs associated with it for a rate and term. If you were looking for cash out, you can go up to 85% of your home value, which at 65k would be $55,250, and some mortgage bankers and brokers will work with you on that amount.

you can find financing easier beginning at $50000 and up, but you'll note that rates/fees would be higher than with a much larger loan. lots of lenders simply don't want to get into the small loan market, because the benefit is just not big enough. the work to do the loan is the same as for a million dollar loan, but the reward is negligible.

personal loans may be an option, but there are few who would grant such a loan for an amount as high as you've noted.
