I would like to refinance my investment properties in Atlanta, GA. Can anyone point me out any good mortgage brokers or lenders serving in Atlanta GA area?

By the way I am out of state, so my guess is that local lenders may provide better services.

Any lead would be highly appreciated.

Hi tigerfamous,

Do you have equity in the investment property which you are planning to refinance? If you do not have equity, then it would not be possible for you to refinance the property. Apart from the equity, the lender will look at your income and credit score before refinancing the property. You can speak to your current lender about refinancing and check out the terms and conditions he is offering you. If you can afford it, then you can go ahead with refinancing the property.

You can even consult the lenders of this community and seek a no obligation free mortgage quote. This will let you know the type of rates and terms you would receive.

Hi adonis,

It looks to me that it does not matter whether or not I have equity on the property. If the holding period is less than 6 months, lenders/mortgage brokers would not do refinancing.

This seasoning requirement of holding property at least 6 months really does not make sense.

I think Fanni mae removed the seasoning requirement. Is that true?

yes, acoording to my knowledge, the fanni mae has already dropped the seasoning requirement. if the lender told you they have such such seasoning requirement. just let me update them and educate them on this.MY thinking is the banks today are so weary of borrowers and loans that they put so much restriction they should not put. They are just too greedy before and has to clear up all the mess they have left over. What a mess!!!
