i want to refinance my purchase first loan, but i have taken out a cash out loan also. i want to refinance to lower my interest rate, i would love to combine both int to one loan. can i do that

Yes it is possible if you and the values qualify. How much do you owe all together and how much is the home worth. What are your rates now.

Welcome to the forum.

You may be able to combine both of the loans together but need to tell us how much do you owe to the lender on both of the loans and the present value of the property. If you owe more than the present value of the property then you may not be able to refinance and combine both of the loans.
