Hi Guest.

Welcome to the forum.

Loan assumption occurs when you are selling or buying a property. So it may be not applicable in your case. You can request you lender to accept the novation but if he doesn't accept the novation then he will have to refinance the mortgage on your name only. How soon will you pay off?
Refi is not going to be cheap butt unless you pay off the loan no other way to do it
