| I need to remove my husband from my mortgage,but I do not know if I could qualify with four 30 days late and my credit scores being 558,571 and 579. |

Chances are with the way the market is now that would be able to qualify, the lowest credit score that a select few lenders I have spoken to are taking is at a 580 mid score, yours is a 579. That along with the lates within this year will probably disqualify you. I recommend trying to either repair your credit through a reputable credit repair company then refinancing, or talking with your current bank about doing a possible loan modification.

| Hi, With those scores its really up to the bank. Im sure you would improve your chances if you get your score above 620. As far as the 4 late payments this will most likely really hurt you when trying to refi or get a loan mod. |

Welcoem to the forum.
In addition to the aboev facotrs, you need to check and see if you equity in the house. With out that even if yopu have good credit and good income, nothign will happen.
