Hello,
I'm Mary from Denver. I have a rental property in Grand Junction that used to be my primary residence.
I had to relocate to Denver due to my husband's job transfer. I had to turn the residence into a rental property. I have a 30 year ARM and need to refinance the Mortgage. I have already contacted my Mortgage company who will not refi an investment property. They only do primary residences.

I need to find an expert company that specializes in refinancing investment properties.

Any referrals or advice?

There are plenty of lenders who will refinance investment properties. However, the rate will most likely be higher than if you were trying to refinance a primary residence.
