My mortgage is 121,000 at 6.750 % I was wondering if I would save with closing costs etc if I refinance to lower??

The old rule of thumb used to be that you shouldn't refinance unless the new interest rate is at least two percentage points lower. However, many lenders are now offering zero point loans and low-cost refinancing. Therefore, even if your rate change is less than one percentage point, you may be able to save some money by refinancing.

but think about other costs such as :

Application Fee
Appraisal Fee
Survey Costs
Homeowner's Hazard Insurance
Lender's Attorney's Review Fees
Title Search and Title Insurance
Home Inspection Fees
Loan Origination Fees
Mortgage Insurance

I thing you shouldn't refinance less the new interest rate because it not come in rule of refinance, you need to do whole refinance.

Although you may not drop a full 2% you could come very close so it may be worth it to look into refinancing, especially if you can qualify for a streamline which has much lower costs (FHA and VA only), since you can make things easier on yourself by lowering your overall monthly payments. Speak to a lender or broker and see what they can give you as far as competitive closing costs, just make sure they don't charge an application or upfront fee.

yes, as haridas says, you need to contact an expert. keep in mind that haridas is not that expert.

rates have edged upward, so you won't find an enormous savings, but it may well pay you to check into it.
