A person who is licensed to carry out real estate transactions, under the supervision of a broker is known as real estate salesperson. The broker should have a valid license to operate in that state.
For example, Kris wants to purchase a house from Sara. Both of them have appointed Mark to negotiate the sale of the house. Mark is a broker and he appoints Jeannie to negotiate the sale terms and purchase deal between the two parties. Jeannie is the salesperson here, as she works under the supervision of Mark.
A salesperson should be the affiliate of a broker so that he can carry on with his real estate practice. He acts as an agent of the broker but cannot operate his own real estate business.
Responsibilities:
The duties of a real estate salesperson are similar to that of a broker except completing the negotiation process of the transaction. He negotiates agreements to sell, exchange, purchase, rent or lease interests in real property. Unlike a broker, he doesn't have any authority or control over the escrow funds.
Qualifying as a salesperson:
There is a course designed specially for real estate salespersons which one needs to attend before starting off in this field. He should then pass out a state examination on real estate sales. He will then be given a license, after which he can start off as a salesperson under the guidance of a broker. |
