Hi. I really need some help! I'm 6 mo pregnant, and before I became pregnant my family was going into financial problems. cutting to the chase; A man that I worked with found out my family was going to do a bankruptcy and he said he can help. he will do a short sale on the house. my mother didn't agree but he kept telling me how better it is and stuff like that and i told her. She said she will give it a try. and so we did. The co worker called me to tell me my mom would have to sign some papers so he can talk to the bank.( my mom bankruptcy lawyer had to sign the paper to) so this happen in 5/2009 and now its november. and we just found he stop talking to the bank and just had my mom sign a quit claim deed. But my mom lawyer said its ok cause she's doing bankruptcy and the bank will handle him. We didn't know he was going to do that, We don't speak english that well or understand it. I also found out he also did this to another family at another state. Help me; because i also found out that I'm having early contractions because I'm stressing over this. I brought this man into my family lives and I'm taking it all on myself for what he did. He's a guy who like to scam people. PLEASE HELP ME!! | |||

My dad recently passed away in Sept. 2009. Before his passing(about three years ago) he transferred his timeshare in Vegas over to me. He had owned it with his wife (my step mom) but she passed in 2003. Vegas says they do not have me down as a owner, only a authorized user. I am the Power Of Attorney of his Estate and this property was not listed in the will because it was transfered before the will was done. His will was done in 2007. They advised me to do a quick claim deed, but he is now deceased. What do I do now? | |||

I bought a second home planning to move to that one. I was able to get an FHA loan. However, things changed and I ended up renting the property. I had a horrible luck with tenants. I have been making the payments out of my own pocket and hopping I was going to get better tenants next time. Unfortunately, I had to evict people from two units. One already left but I cannot get anyone to rent one unit, the second has not leave and I have to spend more money hiring a lawyer, so they can leave. The third unit, the husband and wife lost their jobs and now have not paid for two months.I have not more money to pay the mortage any more. I'm a single mother and acted in good faith, but peple I have encounter as tenant have ruined me. I have a good credit, never defaulted. This is making me sick. I have not equity in the house. I owe more than the value of the property. My payments are current, but cannot pay any moreWhat can I do so it does not affect my credit that much? what are my options? Would a short sale or deed in lieu be the solution? how does it affect/help the fact that it is an FHA mortgage?I am affraid that something could happen with my other house where a live with my elderly parents and my two children. I live in a fix income. Please give me some guide as what to do.Thanks | |||

My home is only worth 425k we own 300k 1st loan, 250k 2nd loan. We want to keep our home, and are actively in touch with our banks. My first mortgage with Wells Fargo 300k – is under review for a Loan Modification- ( things look promising on that end) It has a foreclosure date of JUNE 2nd, however the modification looks promising. Every rep I talk to daily tells me that Wells Fargo will modify, and if they need to they will extend the foreclosure date, until a modification is reached. This is my dilemma: My second mortgage with JP Chase ( which is a heloc) 250k was under a proposed verbal modification- , They lowered my rate by .5 point and extended the terms. I never denied nor accepted their offer. I told them I wanted to wait another week to see what my fist mortgage- Wells Fargo would do- I have been told tonight that this will now be going into the the chase home equity national recovery group . It is out of the loss mitigation department and into recovery. The loan modification offer with Chase ( my second mortgage 250k) is not an option anymore. It is now in the HOME EQUITY RECOVERY GROUP. what does this MEAN??? Will this department file a foreclosure as well?will they sue?will they want a settlement for part of the 250K??Will recovery negotiate? What are the next steps? Please help. | |||

Hi Samantha, my niece in law took over my sister in laws condo by quit claim. the niece promised her mother that she could stay in the condo for her life and the niece would pay the taxes and pay the mother $200 a month to live on also. now, unbeknownst to the mother, the niece took out a $100,000 loan on the property and is in default. the niece will not respond at all, to the attorneys representing the bank, to the mother, no one. what can be done? | |||

Hi Samantha, I had a question regarding a dilemma I am in. My father purchased a property back in 2006.. then in March of 2008, I was suggested by a friend to add myself to his mortgage to improve my credit. The loan is a Fannie Mae loan serviced by GMAC. their assumptions dept. sent me paperwork. It was a free and quick process and all it involved was me adding myself to the title so we recorded a new grant deed. They never checked my credit or income.However, now I am married and my father lost his job and may fall deliquent soon.. I wanted out of his liability and now the lender wants to charge me $125 to start the process and $900 to close.... and most upsetting, they wont let me off the hook... they say the only way out is to refinance.. i dont understand why it was so easy to add me but so difficult to let me off the hook.. I thought it was similar to how credit card companies allow you to add authorized users.. however, the servicer also says I can REMOVE MY NAME from the mortgage but I will still be liable in case of default.. this just requires recording another grant deed back to just my father's name...Since I was never on the original loan and was never financially qualified, can this be true?? Please help.. I regret listening to my friend who said to add myself to my dad's loan..Thanks | |||
