Hi Sara, I found you on mortgagefit.com .. I am in a dilemma regarding assumptions/novation .. about 8 months ago, I was suggested by a friend to add myself to my father's home loan so I can improve my credit. however, I recently got married and need to take me off and my father is worried he might default soon.. when I was added, all they simply ask me to do was to record a new grant deed and send it to them.. i don't recall signing any promissory notes or loan docs.. they did not even check my credit or income documents.. basically I added myself like how someone can be authorized user on someone else's creidt card..However, teh bank says to reverse the process, I need to go through a full assumption.. I paid $125 and realized they sent me paperwork to refinance teh loan.. and refinancing is not a possibility as my father got the loan as a stated income loan (which no longer exists).. so now I'm worried that I made a big mistake by adding myself to his mortgage...the lender said they can REMOVE MY NAME off the loan by sending them a new recorded deed but they state that does not release my laibility.. I keep telling them that I was not part of the original loan and was added later.. but the reps I spoke to say I have to go through this process.. any ideas on my rights?I' ve been s

I am the Co owner me an My Borther.I just want the others out.Thay are just living with me.Thay have nothing to do wit the house at all.I was just woundering if need my brother to get them out or can I just go to the court house? thanks of your reply.

thanks for input ,but we do have a lawyer and the lawyer advised my brother not to sign the quick claim. the morgage co has sent me a simple assumption to be filled out , the lawyer says i need to fill this out and get approved before my brother signs the quick claim, but the letter says they agree to have me assume the loan since my father has passed and im his daughter. and they need the quick claim in order to do this? i just beleive my brother is being crooked. any advice on what to do?
