I NEED HELP!! My husband and I started the short sell process with our lenders, but 4 months later we do not have a response. We are not late on any of our payments, but have realized we made a HUGE mistake purchaing this house a little over two years ago. We had a plan to try and buy a new house before the short sell hit our credit, but we are about to start escrow on the new house and still have not heard anything about the old house. Currently, our taxes show the old house as a primary, but it will not be as soon as we get the new house. Will we then be responsble for all the taxes if we do a deed in lieu? Is it possible to do a deed in lieu right before the new escrow closes so it wont cancel that out, but yet the old house still looks like our primary residence and then we dont pay taxes? I KNOW THIS IS CRAZY....ANY HELP/GUIDANCE WOULD BE GREATLY APPRECIATED!!

Thank you Sussane for the informtions, I really appreaciated. By the way my name is Savuth, Logan is my son which I used it for my email address.The homes that I am looking to purchase range from 150K to 120K. I did some calculation base on a 7.2 interest rates and I could afford the payments. So after about 2 years would my rate be that high? I'm sure my fico will go a little bit higher than what it is now by then.Do I need a big down payment just to qualify after the 2 years is up? I know with the FHA all that I need is for down is 3 to 5%. Would that be enough due to my bankruptcy status?Thank You,Savuth

Hi yes but the problem is my income doesnt let me qualify for the load. But my cousin will qualify no problem. This is why im asking can he be the main borrower and i be a co sign? as my were really just trying to build up my credit?
