Hi Sussane,You answered my question about the Quit Claim - buying the property interest from my ex - I just looked at my deed and it only lists my name - it is a warranty deed that was issued when we built the house. The deed is only recorded in my name also, however, i know he has "marital interest" in the property. Do I need to have him sign Quit Claim and rerecord property in my own name again?? | ||||

Hi Sussane, Thanks for the reply. so are you saying that if I settle thw debt it wont raise my score? I am trying to get into real estate investing and i am trying to raise my score. No !!!! the lender never asked her to REFI....even the tax bills are in her name alone..not sure what to do next.I can't negotiate a thing with her....as a matter of fact she now says she can't afford the payment due to the economic situation and the stocks and investments have gone down due to the bad economy and she is now threatening to let the house go to forclosure.Now she called me and asked me to start paying the mortgage untill she can sell it!! Bye the way.its been up for sale 2 years and no bites $425,000 home....what a nice guy I was NOT to demand my name off the mortgage so she could stay there without having to refi..she has no job so she would have been turned down.. | ||||

Sussane, Thank you for your answer. There is no mortgage. My husband is the lender. The security deed says that I have to repay the loan to him. If I sign the quitclaim deed into his name, do I still have the obligation to repay the money? Thank you very much. | ||||

Is it possible to file the quitclaim after the death of the person? The reason we did not file is when we went to file, we were told that if we filed the quitclaim, my mom's taxes would go up. It would be like buying the condo and the taxes being assessed on the new purchase price. Is this true or not??? We have heard so many things, don't know what is true or not???' | ||||
