How IRS rules tax non resident different from US resident?
Also, Will Tn state gift tax apply too?

Hi salamy,
Welcome to the forum.
The state of Tennessee allows gift tax. Per donee gift tax exemption here is 12000 dollars.
Are you an US nonresident? A nonresident is subjected to pay gift tax if only located at the time of transfer in the U.S.
You should consult with a tax attorney in your state.

Hi,
A non-resident has to pay gift tax on transfer of real property located within the US only if he does not qualify for the exemption . This rule applies to property transfer by a non-resident in TN.
