Hello,
I was wondering if anyone could assist with some suggestions on lenders that work with credit scores of 630? I have a credit score between 632-635 between the three major bureaus, make $34,000 for primary income and on secondary (part time job) I make $5500 annually. I also have a car payment of $398 ($16,000 car loan) and less than $400 in credit card debt; I had some credit issues a few years ago which resulted in the lower score now. I have looked into some lenders in my area (TX) and they all want 640 scores (I'm looking for a loan under $105,000 for a home) I have read in various forums that people can be approved for loans with 630 scores. If anyone cam suggest lenders with emails/phone numbers/websites please let me know!

One good way to get a feel for your real world options is to gwet a few quotes from online quoting services.

these are quick, easy and most importantly they give you a good indication of what you can expect if you were to approach a lender in the "real world"

The best lender for you will really depend on your location and circumstances. Good to get feedback from the community though - first hand experience of service levels can be very valuable.

Hi Kaysasi!

Welcome to forums!

With a credit score of 630, you can apply for FHA loan. You should contact the FHA lenders of your area and there are chances that you would get a loan. You can also speak to the lenders of this community and seek a no obligation free mortgage quote from them. This will help you know whether or not you would get a loan and what type of rates and terms you would qualify for.

kaysasi, you didn't say where you are located, and that's important. as sussane noted, you certainly have the opportunity to check in with local lenders to see what they can do for you. an fha loan is your best bet with a 630 score, and finding out who offers those loans will serve you well.
