I was getting an initial estimate from a mortgage company for a refinance for my primary residence mortgage. The property is located in Texas.

The broker told me that if you closed on your house within the past 5 years, Texas law entitles you to a discount on the title policy, known as the "rewrite credit". This discount is on a sliding scale depending on how long ago you closed on the house.

Where do I find more details on this?

How can I ensure that I am getting the cirrect discount percentage?

More imporatntly, is a new title policy required on a refi?

Hi sameerphadke!

You can find more details on rewrite credit in the given website:
http://www.tdi.state.tx.us/pubs/consumer/cb058.html
You can go through the section called "Loan and Owner Title Policies" and get the information. I think the discount percentage may vary from lender to lender but there would a maximum limit and no lender will be able to go above that limit. Yes, a new title policy will be required if you want to refinance the loan.

Feel free to ask if you have further queries.
