Currently in process of combining rate to term loan with a renewal and extension of liens against property (not home equity) loan. At closing today, lender insists on Texas Home Equity Mrtg. Title company and Tx law states that our refi does not have to be Home equity mtg.

What is the disadvantage of Texas Equity vs rate to term conventional? We are not taking cash out and still have appx. 30% equity after closing.

Pl. advise.
