Lady bird deed or Enhanced life estate deed is a legal document using which you can transfer property to your heirs while at the same time retaining a life estate along with the right to sell property in your lifetime
This is acceptable in Texas
Good luck and feel free to ask |

| Do I need to file it at the courthouse, or just keep it after it is notarized? Thanks |

Hi Mary,
You will have to record the ladybird deed at the county recorder's office. This will make the deed legal.
Thanks |
