Lady bird deed or Enhanced life estate deed is a legal document using which you can transfer property to your heirs while at the same time retaining a life estate along with the right to sell property in your lifetime

This is acceptable in Texas

Good luck and feel free to ask

Do I need to file it at the courthouse, or just keep it after it is notarized? Thanks

Hi Mary,

You will have to record the ladybird deed at the county recorder's office. This will make the deed legal.

Thanks
