Can any bank do a first and second combo to 80% cltv cash-out in Texas. Here's the scenario: 417k/31k, full doc, 730 fico, sfr, owner-occ, cash-out, 70%/80%. Someone please help! Please email me at "bkelly@thelendingfoundation.com" . Thanks! Brian

Welcome to the forum.

I think you can be able to take cash out refinance up to 80 percent in Texas. You may ask your lender for it. If have cannot be able to help you can shop a bit for lenders.

Hi Brian,

I must say that your FICO score is indeed a good one and that's going to help you qualify for a better loan no doubt.

You can refinance in Texas with a cash-out option but the entire refinace loan shouldn't be more than 80% of your home value. Know more on Texas cashout refinance .

You need to talk to the banks and lenders out there for the type of loan that would fit into your situation. I hope you have good financial standing. Are you looking for a conforming loan? Is your income around 31k or you want it as extra cash?
