I have a client who would like to invest in the state of Texas I was wondering what the minimum down payment on an investment property was? Is Fort Worth considered a declining market?

The down payments varies from lender to lender. It will also depend upon the credit score of the person, his/her savings etc. You speak to more than one lender in Texas and find out the plans and programs they are offering at present. You can compare each one of them and then according choose the one which your client thinks affordable.
