For the past 3 years I have paid about 7K in expenses related to my aunt's house (taxes, home staging, small repairs, insurance). We have a notarized agreement that I am to be reinbursed either through the sale of the home or
from her estate upon death. It was on market but no viable offers as house needs extensive repairs (no $ for that) and won't qualify for FHA/VA buyers. She has no direct heirs - my BIL is her POA. Property is in her name - I nor BIL have no interest in buying it. He is owed 10K from her. Prop in Texas.

She is at the point of entering a nursing home and Medicaid will be paying for it as she has under 2K in mo. income. NH is 6K mo. My understanding is that
Medicaid will place a lien on home for estate recovery upon her death. How do I place a lein on house to recoup the $? Thanks!

In order to place a lien on the property, you'll have to file a lawsuit against her. You need to contact a real estate attorney and take his help in this matter.
