i live in texas, i am looking at getting into loan mods. is a license needed? are there any regulations?

Welcome to forums!

As far as I know, most of the states require that a person working as a modification consultant should have a mortgage broker license or should be an attorney. In order to find out the requirements of your state, you should contact the mortgage broker regulatory body. They'll help you know whether or not you need a license to modify loans.
