I have some property in Texas that I want to sell. I am willing to owner finance it and would like to find guidelines on how to do it etc. Do I do a contract for deed or how do I proceed once I have a buyer? Are there samples available on the web for this & where do I find them?

Welcome to forums!

To be on the safer side, it is always recommended that the seller and the buyer should sign a contract which will state terms and conditions of the deal. This will help both the seller and the buyer in the long run. You can also involve a 3rd party (an attorney) to write the terms and conditions for you.

Check out How is owner financing or carry back loan useful? from the information available here. As far as samples of owner financing docs are concerned, I don't think they are available online. It will be better if you can hire a title attorney for this purpose and he/she will guide you in doing the formalities.

you should be understanding of the new law change in texas on contract for deeds and lease purchase options which went into effect in 2005 and some changes apply to contracts made previous to new law , please check with texas a and m real estate center or the texas property code changes

i went passed my 5 days grace on contract. does the owner have to send a letter to me and give me x amount of days to settle this and go on with our contract? is this a law of texas?

You must have signed an agreement with the seller. The seller will be able to take actions against you as per the agreement. If you want to pay off the dues now, then you should contact your seller and negotiate with him in this regard.
