Also, any suggestions on wording and details of the agreement between buyer and seller?

But you have to pay off your mortgage first and only then you may be able to sell off your property. If you manage to get a down payment from the buyer to cover the mortgage balance that you owe, you may pay it off with that. So, Klik, you can go through the agrremnet they've provided, but I would suggest that you talk to an attorney and ask him top draft the agreement.
