Hi pereztribe,

Welcome to the forum.

Who is the owner of the property now? The property owner needs to sign the quitclaim deed as a grantor to transfer the title of the property to you. So is he/she willing to transfer the deed to you?

If he signs the quitclaim need then you need to notarized and record the deed in the Recorder's office in your state.

If you want to know more about quitclaim deed check out "Quitclaim Deed: Document transferring property-interest"

Feel free to ask if you have any further questions.

Best of luck,
Larry

Welcome pereztribe,

From whom do you want to change the title to your name? If the grantor or the owner of the property is ready to transfer the property to both of you then it should not be much of a problem for you.

Now if there is mortgage on the property then inform the bank and you may need to take the mortgage on your name by refinancing.

Let me know if there is any further query.
