Is a quit claim deed written on the location of grantor or of the property being granted?...My dad commited suicide in '99. He didn't leave a will. We didn't know what to do with the old house he owned in Corpus Christi, Tx. I am on SS Disability but I want to try to buy it and it needs a lot of work. The bank said I should get a quit claim title signed by each of my two brothers and two sisters. The problem is one sis is here in Houston, Tx where I also live, one bro is in Lonestar, Tx, one bro is in San Diego, Ca and the last sis is in New Hampshire. Do I need to get different versions for the other states or is the quit claim dependent on where the actual property is located? Who could make up the documents and how much would it cost? Thanks in advance for your answer.

Hi EJRIOS,

You'll have to get hold of a quitclaim deed of Texas (as the property is located in Texas) and request your siblings to sign it for you. You can contact an attorney and he will draft the quitclaim deed for you. The lawyers fees may vary and the recording fees and stamp doc fees will depend upon your state laws. As you consult a lawyer, he will able to tell you the right amount you need to pay.

However, if you do not want to consult a lawyer, you can check out the sample quitclaim deed forms available online. You can use them to transfer the property.
