Hi Jason!

Welcome to forums!

Your mother will be placing her property into a trust. This will not make her liable to refinance the mortgage. Your mother can use a quit claim deed and transfer her property into the trust. If future, if she decides to refinance the loan and cash out the equity, then she will have to remove the property from the trust.

Feel free to ask if you've further queries.
