My father was divorced 2 years ago.
The courts awarded the home to his wife. She has never refinanced and the home loan is still under both their names. I am assuming he has no legal right to the property so he should file a quit claim deed to get his name off the mortgage?

Welcome to forums!

Signing a quitclaim deed will never remove your father's name from the mortgage. It will only remove your father's name from the property. In order to remove his name from the mortgage, his ex-wife will have to refinance it or go for a novation.
