My mother, 86, wants to put her property in my name. She has a mortgage on it. Do we use warranty deed, or quit claim in Texas?

As there is a mortgage on the property, your mother should use a quit claim deed to transfer it to you. She can contact an attorney who can help her in drafting the quit claim deed.
