He stopped making the payments so he agreed that me and my dad paid off the property and then transfer the title to my dad and my name. how can we do the title transfer from the owners and my brother 's name to my and my dad's name without going to a title company.

You can ask your brother to sign a quitclaim deed and transfer the property to you. Sample quitclaim deed forms are available online but it is always suggested that you draft the property deed from an attorney and get the property transferred in your name.
