Remove name from deed

I owned a piece of land. Last year me and my girlfriend decided to build a house on this land. After six months of nothing being done by builder we cancelled. But the builder in tern had put my girlfriend's name on the property long with mine. We have since gone our separate ways. Is there a form that I can use to have her name removed from my property deed. This is in Texas

Hi croak!

Welcome to forums!

You can ask your girlfriend to sign a quitclaim deed in your name transferring her interests in the property to you. Once the deed is properly filled out, the deed has to notarized and recorded at the county recorder's office.

never married just separated build a house together paid in full and i live there and pay for everything have 2 kids that live with me. Its myself,her,an my daughter on the deed. How do i get the bitch off help me.

Hi Guest,

It's better to get a quitclaim deed signed by her whereby she would transfer her interest in the property to you and other co-owners. If she isn't willing to quitclaim, then it is difficult to get her off the title. However, you can consider filing a quiet title lawsuit in the court. I think you better consult an attorney to ascertain what option would suit you in this situation.

I have some land that is titled in my name, my husband and 4 other family members, my husband passed away and i want my name and my husband's name removed from the deed. Do I have to list all names on the deed because there is only 2 spots on the quitclaim for names

Welcome to forums!

You cannot remove your husband's name from the property deed as he is deceased. You will have to first transfer his portion of the property in your name by filing an affidavit of heirship (if he hasn't left any will). Once this is done then you can transfer the property to other family members.

Yes, you'll have to list all the names while filling out the quitclaim deed.

My husband and I are not divorced. We have 2 houses. He lives in one and I live in the other. Recently he hascmade some very bad decisions that could cost us everything we own. Assuming he agrees, what do I have to do to have his name removed from the deed of the property where I live and my name removed from the deed of the property where he lives?

Hi Beverly,

In order to remove your name from the property he owns, you'll have to sign a quitclaim deed in his favor. If you want him to remove his name from the property you own, you'll have to ask him to sign a quitclaim deed in your favor.

My husnabd and I have a paid off timeshare in Lake Tahoe, Nevada with my sister-in-law and her husband. After many years of paying maintenance dues for a place we don't use we want to remove our names from the title and give our share to them. How do we go about quitclaiming it over to them?

Hi Mary,

You and your husband should sign a quitclaim deed and transfer your property to your sister-in-law and her husband. Once you do so, you won't be liable for the property in any way.
