I am currently at 8.5 and have equity in myinvestment property but can't find any local banks to get a loan any ideas any one.

What reason's are ther banks giving for not wanting to do your loans?

I would ask the same question as Jonathan did... Did you ask the lenders as to why they won't give you a loan? If not, then you should contact the lenders and know the reason why they won't give you a loan when you have equity in your property.

I do a tremendous amount of business in Texas. Can you give us details as to why banks don't want to handle your refinance?
