What steps should the 85 yr. old friend tadke before signing the warrenty deed his brother sent him fom Texas?

An 85 yr old friend has hiks name on property in Texas, with his brother. His brother mailed him a warrenty deed to sign for sell to a Church in Tesas. The friend is in the hosipital and he has some mild Dementi. The friends wife name is not on the property with her husband. My friend's wife out of concern showed me the warrenty deed. The amount on the deed shows 10.00 to have and hold from the church. The brother wants the wife to take the warrenty deed to the hospital for her husband'sl signature.The brother, told my friend's wife that the church will give him 30,000. and then he will pay her husband. The wife is also in her eighties and she needs to know, are there other questions she need to ask. She has not seen the actual sell contract. Should her husband sign a sell or purchase to buy contract also. The brother send him only the warrenty deed. Do the wife need to consult a lawyher for consultation, before having her husband sign the warrenty deed? Should the wife call the Church to confirm the sell price and ask them to send her husband a copy of the sell agreedment, they entered with his brother on the sell fo the family home and land they own together? Please help me guide my elderly friends in the right direction.

If your friend signs the warranty deed, he will lose his ownership on that property. Your friend's wife can ask his brother or the church to send her the sale agreement and confirm the sale price of the property. This will help her know the terms and conditions under which the property is being sold off. In my opinion, it would be a good option to contact an attorney and ask him to review the docs.
