My mother has a piece of land in texas and wants to gift it to myself and my brother. How do we go about this, do we use a gift deed or regular warranty deed and do you know the tax implications?

If the property is free and clear, then your mother can use a warranty deed in order to transfer the property in your name and your brother's name.
