| On real property, owned in the State of Utah, can a quit claim deed be filed to protect your property from a false mechanic lien? How long will the quit claim deed protect one's interest in the real property? |

Hi flowerz,
A quitclaim deed is a legal document for transferring property. Unless you transfer the property to someone else, you will remain the owner of the property. However, transferring a property just to save it from a mechanic's lien will be considered as a fraudulent activity. If you wish to transfer the property, I would suggest you to consult an attorney and discuss your situation. |

| my husband quick claimed a deed to himself just by changing his first name and middle initial what would be he purpose.then the same day took out a trust deed from a different bank. his name is william joseph shields and he changed it to j will shields. was that to confuse the other bank. please let me know.he is soon to be my ex. |

Hi diane,
Your husband has now transferred the property in his new name. This may confuse the original bank. I would suggest you to contact a real estate attorney and take his opinion in this regard.
