Must grantee sign Utah quitclaim?

Hi,

Jessica’s article on quitclaim deeds said “…there are some states which do require the grantee to sign the deed.” Does the list include Utah?

I downloaded a form for Utah, so I can quitclaim my half of the house we inherited to my brother. The form has a spot on it for the GRANTEE’s signature as well as mine. This would be difficult to arrange as we live hundreds of miles apart (in California) and I plan to notarize and then mail it to him. He mails me a check.

I figure he can get it recorded when he’s in Utah.

Having him be required to sign it makes no sense to me, but there’s that verbiage on the form!

Hi evelyn_s!

Welcome to forums!

As far as I know, Utah does not require a grantee to sign a quitclaim deed. However, in my opinion, your best bet would be to contact a real estate attorney and get his opinion in this regard. He would let you know whether or not the grantee's signatures is required.
