Which quit claim is correct?

I need my mother's name off the deed to my house which we currently co-own however in the state of Virginia there are several quit claim's to choose from. I only want to ask her to sign one time and make sure it's the right one. Do you know which quit claim is the correct one in the state of VA? Her name is on the loan and the deed as a co-tenant although she does not live in the house and has never made a payment. Thank you!

Hi schuylerruitberg,

You can contact a real estate attorney based in Virginia and get the quitclaim deed drafted from him. As far as the mortgage is concerned, signing a quitclaim deed will not help in removing your mother's name from the mortgage. You will have to refinance the mortgage in your name.
