is it possible to have a person's name removed from a deed in the state of virginia if you can no longer find them. they basically abandoned the property and I am left responsible for the mortgage. thanks

Hi mjwhi,

The owner of the property has to sign a quitclaim deed and transfer it to you. As you're unable to trace the owner, it will be difficult for you to transfer the property in your name. I would suggest you to contact a real estate attorney and take his opinion in this regard.
